Tips To Get You Started

 

Before you begin searching the market, meeting with a Lender should be your first task. If you do not have a Lender in mind, we can refer you to one of the trusted Mortgage Companies we have worked with that can walk you through the loan process. They will request some information from you to determine the maximum amount you will qualify for and then issue you a pre-qualification letter.  
 
Some Lenders will go one step further and run your information through their Underwriting department before you purchase a home and if you qualify, will issue a pre-approval letter. Obtaining a pre-approval letter is far more financially stable than a pre-qualification letter and will show a seller that you are a serious buyer. In fact, many sellers today want to know if a buyer is pre-approved before they will even show their home. This is the first and most important step in the buying process.

Now that you know what your budget is, it’s time to let Archie Thomas go to work for you. As professional Real Estate Agents, we will sit down with you and discuss the type of home you’re looking for and if there are any specific needs you require.  
 
 What amount are you comfortable with spending on a new home? 
 
 What area(s) would you like to live in? 
 
 Do you prefer a single-story, two-story, split level, condo, etc? 
 
 Would you like a basement? 
 
 Are you looking for a modern home or something more historic? 

 
 How many bedrooms and baths do you need? 
 
 Is Air conditioning a must-have? 
 
 What about city water and sewer vs. a well and septic field? 
 
 Natural Gas vs. Propane or Oil? 
 
 Do you require handicap accessibility?  
 
 If you are searching for waterfront property, would you prefer being high on a bluff or just a few steps to the water’s edge?  
 
 Does having a beach matter or is having a view of Lake Huron all you need?
     (Some clients don’t want the maintenance of a beach) 
 
These are just a few of the questions you may want to have answers to prior to meeting with us. Once we have a better understanding of your perfect home we’ll be able to perform a search detailing your requests.

Previewing Potential Homes

 

After searching multiple sites, the fun begins!
Your Agent will email all the matches that came up under
your criteria and you can pick and choose which homes you
would like to see up close with a personal showing.
Our Agents work for YOU and will provide the following… 
 
 We will contact the Selling Agent(s) to set up a convenient time
     to do a walk-through of the home(s) you would like to see. 

 ï‚¨ Coordinate showings on the same day if there are
      multiple homes to view.
 
 ï‚¨ Your Agent will accompany you to all showings to answer
      any questions you might have and provide a copy of the
      Seller’s Disclosure Statements for each home being viewed. 

 ï‚¨ If you happen to find the home you have been searching for, we will prepare your offer and present it to the Selling Agent in a timely          manner. You will have the option to request a home inspection. If you choose to have the inspection done we will write the offer                  “contingent upon favorable inspection” as well as “financing”. This will protect your ability to dissolve the contract if the inspection             has issues or the home does not appraise out to at least the selling price. We’ve got your back! 

 ï‚¨ If your offer is not accepted or is counter-offered, Archie Thomas will consult with you and negotiate the best price on your behalf. 

 ï‚¨ Once both parties have agreed on a selling price, the purchase agreement will be sent to the Title Company
      to begin the Preliminary Title Commitment. 

 ï‚¨ The Title Company will be in contact with your lender to obtain the information they require to prepare the closing documents,                    which you will have the opportunity to review prior to closing.  

 

 Most closings take place between 45-60 days after signing the purchase agreement.
    Afterward, you’ll be handed the keys to your new home…Enjoy!
